As you can see by the address below, I live in the older, "original Leawood", specifically, Leawood Estates. I have been walking the various streets of my neighborhood for exercise most every morning for the past several months and I have noticed something recently that seems to merit a note of appreciation to your company. I am copying my real estate agent on this email as a courtesy, and in order to direct some of my compliments to Prudential as well.What was at first shocking to me a few years ago is now refreshing: the most popular home construction that occurs in my neighborhood is what I first recall being termed 'tear-down/rebuilds'. If accomplished successfully, the improvements that are made to the neighborhood because of such construction are benefits to everyone. Unfortunately, it appears that many different teams/entities who have gotten into this game do not know how to play it successfully. Time and again during my walks, I notice the half-finished houses that many realty firms seem to have become stuck with, being either unable or unwilling to finish or sell. In fact, at present I know of two houses on my block that have sat, unfinished, with a for sale sign in the yard, dumpster in the yard/driveway, dirt for a lawn and little, if any, landscaping for at least six months. There is a third house within walking distance on a busy street corner that is covered only in Tyvek insulation wrapping; it has been vacant and left sitting that way for I believe two or more years now!
But what has impressed me the most over the last few months is the difference in how properties that your company, along with Prudential, are methodically marketing, redeveloping, and selling in an amount of time that leaves the others trying to do the same in the dust. I especially admire the way in which almost all of the original structure's materials are being recycled in an efficient and conservational manner to the Habitat ReStore. And I don’t recall seeing any of your projects stagnant at any point in the process.
I was raised first in Roeland Park and later, Overland Park, growing up as a teen within two blocks of 95th & Nall. I remember in high school how my family and I thought that my current neighborhood was in many ways the 'big time'. I seem to remember that at the time only Mission Hills could lay claim to being a more desirable neighborhood than "Old Leawood" in Johnson County. I feel that I am very lucky to be able to live in this neighborhood at present, and I wanted to express my appreciation with the way in which your firm, unlike almost all others, is helping to maintain and improve my neighborhood.
